Welcome to the new home page for our condo up at Keystone Resort. We recently revamped the web page to provide the information you need in a more concise format. Feel free to send us email if you want to book or need more information. 

We would like to thank all our previous guests for using our condo. We have been booking out unit on the Internet for 10 years now, and for the last 6 years we have had over 90% occupancy during the ski season. By maintaining such a high occupancy level we have not had to increase our rate in the last 5 years and have been able to provide our guests with things like discounted lift passes and free high speed internet.

If you are planning on coming to Keystone to ski during the 2006/2007 ski season then NOW is the time to book. Because we don't try to gouge our guests by charging outrageous fees, we are typically filled by the middle of December.

You supply the laptop, we supply the Internet access!

We are pleased to announce that High Speed Internet is now available in our condo. In addition, we have also added wireless capability so you can use it via traditional wired Ethernet or, 802.11b.

99% of the units at Keystone only have dial-up access. In addition, to get to most ISPs you need to use their 800 number which, as you probably know, carries a $.06 - $.10 per minute surcharge.

Unlike hotels and other condos which have high speed internet access, we are NOT going to charge you $9.95 (+ tax) per day to use it.

Obviously, to use this service, you will need to bring a laptop.

From the jacuzzi you can relax and watch TV or simply enjoy the view. This feature makes our condo a favorite for people celebrating their anniversary or honeymoon. 
  • Very close parking. The absolute furthest you will be from the building entrance is 20 yards.
  • Two televisions, each with full cable, Video Cassette Player (movies are available in the lobby for no charge), and a wireless remote.

Rent directly from the owner, save money and also take advantage of owner discounts. Since we are an owner and also live in the Denver area, Nancy and I have access to several types of discounts. For example, coupon books come out which have greatly reduced prices on lift tickets. We buy enough of these books and give away the coupons to our guests for no charge. In addition, the resort sometimes run incredible lift specials for the front range skier. 

In addition, since we are not using a management company we can greatly reduce our rates. Management companies charge anywhere from 45% - 60% of the gross. That means if you rent from the resort a condo for $200 per night, the owner only gets about half of that. In addition, we found that when using a management company it was not uncommon for them to only rent the condo for two or three nights a week during ski season.

When we rent our condo during ski season, we typically require a 5 night stay (unless it is on short notice or fills up a partially filled week). Therefore, even if we discount our condo by 50% over what a management company charges we will still net more because we are getting twice the number of nights actually rented.

In addition, we have found that the quality of people is significantly higher than those who use a management company. People who we rent to realize they are staying in someone's home and treat it much better than people who think they are renting a condo from a large company.


Rates for 2006
(subject to change without notice, but once you are confirmed your rates will not change)

Month of December (except Christmas): $100 per night (2 night minimum)
12/20/05 - 1/1/06: $130 per night (2 night minimum)
1/1/2006 - 1/28/2006: $140 per night (5 night minimum), $120 per night (6 nights), $110 per night (7 nights)
1/28/2006 - 4/1/2006: $160 per night (5 night minimum), $145 per night (6 nights), $140 per night (7 nights)
4/1/2006 - 4/30/2006 : $120 per night (2 night minimum), $75  per night 4 or more nights
4/30/2006 - 11/19/2006: $120 per night (2 night minimum), $110 per night 4 or more nights

By all means shop around and compare our rates and services to other condos. We know you won't find a better deal out there. We typically have 95% occupancy during the ski season. This high occupancy rate allows us to keep our rates so low.

Important Notes

Cancellation Policy

We try to be as fair as possible. If you cancel 60 days or more prior to check-in we will refund everything but $100. If you cancel less then 60 days you will forfeit all monies paid, however, if we are able to rebook the unit for the period you had reserved, we will refund up to all monies you have paid (less $100). The amount we rent it out for will determine the amount you get back. We may have to discount it in order to rent it on a very short notice.

Payment Policy

1/3 is due at time of booking. The balance is due 60 days prior to check-in. We accept checks and money orders as  forms of payment. If you really want to pay by credit card, then that can be arranged (via PayPal) but we prefer checks because PayPal charges us about 5% to process credit card payments.


We have been renting our condo via the Internet for 13 years now. A good portion of our business is from previous customers. If you want to book our condo, we encourage you to book as soon as possible (especially for ski season). Please check our availability calendar to see if your dates are available. If they are, you can then give us a call at 303 465 2787 or  send us an email indicating the dates you are interested in. If you call, please do not call later than 10:00 pm (mountain time). If we are not in please leave a message on the machine and we will call you back. Be sure and tell us what time is too late to call back and include your time zone in the message.
